Residential Lettings & Management


Over the years we have firmly established ourselves within residential lettings and management, starting with established farming clients and farm cottages, growing and expanding into the towns and diverse portfolios. We let and manage hundreds of residential properties of varying type, size and location, providing a range of property management expertise. With an in-depth knowledge of the local lettings market, our team offers a comprehensive, efficient and friendly service to landlords and tenants. Our marketing tools include local newspapers, our website, social media and the nationally recognised web portals, Rightmove and On The Market. We are professional members of ARLA and regulated by the RICS.

We also act on behalf of landlords or tenants with rent re-registration under the Fair Rent system by application to the Valuation Office Agency Rent Officers service and, if appropriate undertake appeals to the Rent Assessment Committee. 

  

Services to Landlords


Tenant-finding (non-managed)
  

We provide a tenant-finding and tenancy set-up service, which includes marketing the property, negotiating and agreeing the rent, obtaining references to confirm a tenant's suitability, preparing the tenancy agreement, collecting a security deposit and the first month's rent, taking a record of condition, and handling the deposit under the Tenancy Deposit Scheme (TDS). 

Tenant-finding (managed)
 
This service offers all of the above as well as rent collection, day-to-day management, including dealing with contractors if required, periodic inspections of the property, and completing the final inspection at the end of the tenancy. We can also provide a tailor-made service combining various aspects of the above to suit the individual landlord's needs.

ARLA

The Association of Residential Letting Agents (ARLA) is the only professional body that is solely concerned with the self-regulation of letting agents and since 1981 has been actively promoting the highest standards across every aspect of residential lettings and management in the Private Rented Sector.

ARLA is viewed by government, consumer groups, academics, think tanks and the media as the leading voice in the industry. ARLA members are seen as being at the forefront of the Private Rented Sector, ready, willing and able to comply with existing and anticipated government legislation. ARLA members successfully create, on average, over a quarter of a million new tenancies a year as well as arranging the renewal or extension of thousands more of existing tenancies every month.

ARLA members are required to employ a minimum of at least one member of staff, in any office, who holds a suitable industry qualification, recognised by the Association. Lacy Scott & Knight has members of ARLA working from both offices, who attend regular meetings to keep up to date with new legislation.
