Generally RICS Homebuyer Reports are used on modern property, and perhaps smaller older houses, with Building Surveys providing a more detailed investigation particularly on the older individual property.
Carried out by experienced Chartered Surveyors, the reports give buyers an insight into the current condition and likely maintenance obligations on the property they are about to purchase. Even relatively modern properties can show signs of problems, particularly bearing in mind houses built in the 1960's, for instance, can now require rewiring, and many 1970's and 80's houses have problems with rot and woodworm.
